Wet feet on a glossy floor

A glossy floor looks great until someone walks in from the pool or the rain with wet feet. If kids, grandkids or pets use the garage, ask for an anti-slip additive in the topcoat.

It adds a fine grit you can feel under your shoes. It's a little harder to mop, which most people find worth it. Ask the installer to show you a sample board so you can feel the texture before you choose.

Room for the golf cart

In Sun Lakes and the Ocotillo area, the golf cart often has its own spot in the garage. Lead-acid cart batteries can leak, and acid etches and stains bare concrete. Ask the installer how their topcoat holds up to battery acid and how to clean up a spill.

If you have a fridge, a freezer or a workbench that rarely moves, tell the installer. Coating under them means moving them out, so plan for that on install day.

Keeping install day short

If the garage holds the only spot out of the sun for your car, a long cure is a real hassle in July. Fast-curing polyaspartic systems can shorten that, while epoxy base coats generally need more time before tires go on them. Each installer should be able to give you a day-by-day timeline.

The epoxy vs polyaspartic section on our home page explains the tradeoffs in Arizona heat.

Areas we hear from

We take requests from across Chandler, including Ocotillo, Fulton Ranch and the neighborhoods near downtown Chandler, plus Sun Lakes, the separate active-adult community just south of the city. Tell us which part of town you're in so we can check whether an installer covers it.

We also take requests in Queen Creek, San Tan Valley, Gilbert and Mesa.

Older Ocotillo slabs, newer Fulton Ranch slabs

Parts of Ocotillo date back to the 1980s, while Fulton Ranch was built from the mid-2000s on. An older slab is more likely to need crack filling or oil cleanup before coating. A younger one usually needs less prep, though it still gets ground so the coating can bond.

Chandler garage floor coating FAQ

Can I get a non-slip garage floor coating?

Yes. Most installers can mix an anti-slip additive into the topcoat. Ask to feel a sample first, since the texture varies by product.

Do you take requests from Sun Lakes?

Yes. Sun Lakes has a Chandler mailing address, and we take requests from there as well as Ocotillo, Fulton Ranch and the rest of Chandler.

Will a golf cart damage a coated floor?

Normal cart use shouldn't. Wipe up battery acid or charger drips when you see them, and follow the installer's care instructions.

How long will I be out of my garage?

It depends on the system. Some polyaspartic floors are walkable the same day, while epoxy often needs longer before you park on it. Get the timeline in writing with the quote.

How much does it cost to coat a garage in Chandler?

Our cost guide shows the two-car ranges East Valley installers publish. Your number depends on size, slab condition and the system.
