Peeling DIY epoxy

Store-bought kits are an easy way to start, but they're thin. Once a coating starts lifting, putting a new one on top usually doesn't last because it's only as strong as the layer underneath. The fix is grinding the old coating off down to clean concrete. That adds time and cost, so mention it in your request and the quote won't surprise you.

Cracks, oil stains and older slabs

If your home has a few years on it, the garage slab may have hairline cracks, chipped spots or oil soaked into the concrete. Cracks and chips get filled before coating, which makes them much less noticeable. Heavy oil needs to be cleaned out or it can keep the coating from bonding. A coating won't stop a slab from moving, so large structural cracks can show through again over time.

Dust after monsoon storms

Monsoon storms push fine dirt under garage doors. On bare concrete it settles into the pores along with oil and tire marks. A sealed floor is much easier to sweep and mop, and spills tend to sit on top long enough to clean up.

Picking a system

Most homeowners end up choosing between flake epoxy with a clear topcoat and a full polyaspartic system. The epoxy vs polyaspartic section on our home page covers what changes in the heat. If one quote is far cheaper than the others, ask what's different about the prep and the topcoat. Our garage floor coating cost guide shows what installers publish.

San Tan Valley garage floor FAQ

Can you put new epoxy over old peeling epoxy?

Usually not. If the old coating is lifting, the new one will go with it. Installers grind it off first.

Why does garage floor epoxy peel in Arizona?

The usual causes are thin DIY coatings, concrete that was etched instead of ground, moisture coming up through the slab, and hot tires softening a weak topcoat.

Will a coating fix cracks?

It hides them well after they're filled, but it won't stop the slab from moving.

How do I clean a coated garage floor?

Sweep it and mop now and then with mild soap. Use whatever the installer recommends for their product and skip harsh cleaners unless they say they're fine.

Is there a warranty?

Terms vary by installer and system. Get them in writing with the quote, including what's excluded, like hot tire damage or moisture problems.
